A GBP16m demolition and structures package is being prepared for the Barbican Renewal Programme in London, placing structural sequencing, temporary works and careful intervention at the centre of the next phase.
The work concerns an existing occupied Grade II listed Brutalist concrete complex built between 1965 and 1982. This is not a new-build project. The stated approach is based on minimal structural intervention, using existing capacity where possible and justifying retained elements without unnecessary strengthening.
That philosophy makes the engineering more demanding, not less. Demolition and alteration inside a complex concrete structure require detailed understanding of load paths, construction history, structural redundancy and the interaction between original and new elements. Removing fabric too quickly, or in the wrong sequence, can alter support conditions and unintentionally transfer loads into elements that were not designed for them.
The package includes demolition, enabling works, temporary works, primary structural design and construction across the first renewal phase. It also includes secondary and tertiary steelwork, non-loadbearing masonry, builders work openings, steel reuse and other structure-adjacent design responsibilities.
Specific work areas include infrastructure and sitewide structural works, Level 3 demolition and strengthening in the Conservatory, dismantling and re-decking of Foyers Bridge steelwork, Foyer Shop demolition, shaft-opening coordination, slab modifications across several catering block levels and structural coordination around Stair 8.
These are not isolated tasks. Openings, slab modifications, steelwork removal, re-decking and strengthening can all affect the behaviour of adjacent structural elements. Temporary works will therefore need to be designed around the actual demolition sequence, not added afterwards as a generic safety measure.
The Barbican setting adds another layer of difficulty. Works must be planned around occupied buildings, cultural uses, restricted access, podium decks, elevated walkways and limited heavy plant routes through the estate. Noise, vibration, dust and movement control will be critical, especially where demolition occurs near residential and arts-centre areas.
The main risks are practical and structural: maintaining stability during partial removal, protecting exposed reinforced concrete, avoiding overstress in transfer elements, managing vibration limits and coordinating works with parallel mechanical, electrical, facade and fit-out packages.
The planned contract duration is around 20.5 months, from March 2027 to December 2028, with extension options for unforeseen discoveries. That is important because refurbishment of older concrete buildings often reveals hidden conditions once finishes, partitions and services are removed.
The Barbican renewal shows why retrofit and demolition can be more technically demanding than new construction. The objective is not simply to remove and replace, but to intervene precisely, preserve capacity, control temporary conditions and keep a complex occupied structure safe throughout the works.
